This option is completely realistic, but on the way to building the house, there is another hurdle to overcome. The Planning and Building Law requires obtaining a building permit for a private home. Despite the clear desire to move forward as quickly as possible and start building your dream home, obtaining a building permit for a private home involves several stages that must be carried out carefully, without skipping any of them.

First, a submission plan and a detailed application must be prepared and submitted to the local committee. The committee holds a discussion and decides whether to approve the construction, reject it, or approve it subject to certain conditions.

The application must include various approvals from entities such as the electric company, fire and rescue services, Bezeq approval, approval from the Israel Land Authority, approval of a sanitary plan, approval for planning a protected residential space (Mamad), and confirmation of fee payments.

In addition, a specific local authority may require additional approvals that are not customary in other municipalities.

Only after the committee’s approval and receiving the permit can the building process proceed.
