Planning villas specifically, or private homes in general, is a long and complex process that carries many implications. It requires significant knowledge and, of course, a substantial budget.
All of these factors emphasize the need for guidance from an experienced and skilled professional in the field of planning and construction—someone who will design every detail according to the client’s needs and ensure that the execution phase is carried out in alignment with the project plan.
Very few people who are not professionals take on a project of this scale, and even then, only after fully understanding the implications involved—such as knowledge requirements, time management, budget management, negotiations with subcontractors and suppliers, as well as personal and family considerations.
What Should You Pay Attention to in the Villa Planning Process?
Since this is a complex project (villa planning), the planning phase—the first stage of the process—must reflect all required elements of the project. Villa Planning – The Programming Stage and Final Sketch Selection
After understanding the clients’ needs, several conceptual sketches are prepared to reflect different requirements. Since the project architect brings professional insight and perspective, they can propose various directions to meet the clients’ needs.
Following a review of the sketches and narrowing down to a more precise direction that aligns with the homeowners’ needs, a final sketch is created. This sketch defines the architectural and design style of the property.
The final sketch ultimately becomes a full set of execution plans, detailing all systems within the home (the structural framework and internal walls, electrical systems, plumbing, air conditioning, and more).
An essential and critical stage in the villa planning process is ensuring that the clients are fully connected to the final sketch—both in terms of architectural planning, material selection, the size of the home that will meet their needs, and the interior design that will allow them to live comfortably in a warm and welcoming environment.
Villa Planning – The Architectural (Planning) Process
The architectural process within villa planning begins with the initial planning stage, which includes defining the budget, timeline, and scope required to fulfill the homeowners’ vision. This is followed by preparing the plans (including a bill of quantities and technical specifications describing the detailed elements of every part of the home) and submitting them to the local authority to obtain building permits.
The process continues with selecting suppliers, such as subcontractors and material providers, along with ongoing guidance and supervision throughout the entire lifecycle of the project—until its successful completion and full client satisfaction.
